Application Process

Royal Sail Apartments provides maintenance-free housing for seniors 55 years or older. Age restricted housing is designed to accommodate the changing needs and lifestyle preferences of adults as they mature.

Visit our property's leasing office in-person or apply through the online portal.

We require a photo ID to be uploaded with the application. For income paperwork, we require 6 current pay stubs if employed. Current benefit verification letters for social security, pension, retirement, or applicants can submit two recent bank statements if their funds are directly deposited. Landlord reference or proof of home sale.

Yes, anyone who will live in the unit must apply and be listed as a leaseholder on the lease. All occupants must be 55 years of age or older.

There are many sources of income that can be used individually or collectively to meet the income requirements. As a senior community, we're very aware of the need to combine Social Security, retirement savings, pension payments and more to satisfy the income requirements. All verifiable income sources are acceptable.

Some examples of qualifying income include:

  • lump sum assets
  • unemployment
  • social security or disability benefits
  • child/spousal support
  • distributions from an annuity, 401k, pension, or trust fund
  • housing choice vouchers

Insurance

Renter's insurance is required for all apartments at Royal Sail. Tenants have the option of enrolling in a renter's insurance policy of their choice or being automatically enrolled into ResidentShield Insurance.

Renters insurance coverage protects you from having to pay for damages you accidentally cause to your apartment or your apartment community. Without it, you could lose your apartment and be liable for thousands of dollars in damages.

You can enroll directly through your RentCafe resident portal or during the online application. Alternatively, you can also enroll at ResidentShield.com.

ResidentShield offers two coverage options:

  1. Full Coverage: Protects your personal belongings against events like fire, theft, lightning, and more. This option also includes liability coverage if someone is accidentally injured, or their property is damaged due to your actions.

  2. Liability-Only Coverage: Covers property damage caused by you but does not include protection for your personal belongings.

Depending on the state you live in, you may have the option to also purchase optional pet damage coverage, water and sewer coverage.

You will need to file a claim. Your claims adjuster will ask for records that show you owned the items. This could include receipts, credit card statements, owner’s manuals, or even photos and videos of your belongings. It is recommended to keep photos or a video inventory stored safely online or off-site so they’re easy to access if you ever need them.

Yes! Your spouse and up to three other adults (18 and older) can be included under one policy. Small additional fees may apply for adding extra roommates.

Residents

Residents are responsible for paying for their own utilities of water, sewer, electricity and valet trash service, or they have the option to obtain a utility package covering water, sewer, trash, and electricity at a flat rate. Internet and basic cable TV service are included in the rent.

At Alexander Heights, we love pets — and we’re proud to offer a community designed with both you and your furry family members in mind. To keep our spaces safe, clean, and enjoyable for all residents, we kindly ask that you follow our pet policy:

  • Cats and dogs are welcome
  • Up to 2 pets per apartment
  • Breed and size restrictions may apply (see below)
  • Clean up after your pets
  • Do not house your pet on your balcony or porch

The full pet policy is available in your lease agreement.

Breed Restrictions

While we welcome most breeds, we do not allow the following (or mixed breeds of the following): Pit Bull, Rottweiler, Doberman, Chow, or any aggressive breeds as defined by insurance standards.

Service Animals

Service animals with proper documentation are always welcome.

Absolutely — we provide housing opportunities to all prospective residents who meet our screening criteria, regardless of their source of income or funds.

Amenities

We do not charge a separate monthly amenity fee. Enjoy the pool, clubhouse, sitting rooms, library, business center, billard table, and more all without extra fees! All the amenities are included in your regular rent except for certain clubhouse rentals required for parties or large groups.

In the summer between Memorial Day and Labor Day.

Yes. Residents can rent the clubhouse for private parties (birthday, retirement, anniversary) for a fee. No public or commercial events. Residents must leave the clubhouse in clean and tidy condition following the party.

Community

Our community doesn't have separate laundry rooms. All of our available apartments have a washer and dryer.

All the parking is first-come, first-served. Resident vehicles are issued a parking pass for overnight parking (between midnight and 6 am).

No. Royal Sail Senior Apartments is not a medical facility, and we do not have any staff on-site for medical issues.

Sentara BelleHarbour is the closes hospital. It has a 24-hour emergency room. It is located just 4 minutes away at 3920A Bridge Rd, Suffolk, VA 23435.

The closest Fire Station and Police Station are located across Bridge Road, less than 1,000 feet away.

Vehicles in the parking lot need a parking pass between midnight and 6:00 AM. Each apartment is given one guest parking pass at move-in.
